Slab repair & leveling

Fixing sunken, cracked or heaved concrete in Georgetown

Clay pushes slabs up and lets them drop. Sun cracks them. There are three fixes: foam lifting, section repair, or tear-out and a new pour. We tell you plainly which one yours needs, and price all three when it's close.

Technician lifting a sunken sidewalk section with polyurethane foam injection

Most weeks we stand on a Georgetown driveway with a two-inch lip at the approach. Or a patio leaning toward the house. Or a garage floor that has sunk away from the stem wall.

The cause depends on the ground. On clay, the soil is moving under a slab nobody built for it. On limestone, it's usually water. A downspout, a leaky irrigation line or a yard that drains toward the slab washes the base out from under one edge.

Three fixes, matched to the damage

Lift it. The slab is in one or two pieces and has simply dropped. We inject polyurethane foam through holes about the size of a dime. It takes a morning. You can drive on it that afternoon. It costs a fraction of replacement.

Swap one section. One section is broken, the rest is sound. We cut that piece out and pour it again, with rebar dowels tying it to the panels on either side.

Start over. The slab looks like a jigsaw puzzle, has heaved at every joint, or is so thin the wire mesh shows. Foam there is money wasted. We tear it out and pour it properly.

You'll know which one applies after our first visit.

What's included

Diagnosis first

We probe the base, look at drainage and which soil you're on, then say which is worth your money: lifting, patching or replacing.

Foam lifting

Slabs raised back to grade through small holes. Voids get filled, holes get patched. Works on driveways, patios, walks, garage floors and pool decks.

Panel swaps

A broken panel is saw-cut and pulled, then poured again with rebar dowels into the slabs beside it and a finish that matches.

Cracks and spalls

Cracks routed and sealed. Spalled steps and edges resurfaced. Joints re-caulked.

Tear-out and new pour

Old slab broken up and sent for recycling. Base rebuilt. New pour done to our driveway or patio spec for your soil.

Water control

Downspout extensions, French drains and regrading, so a lifted or new slab stays where we left it.

How clay wrecks a slab

Wet Blackland Prairie clay swells with thousands of pounds of force. Dry, it opens cracks four inches wide and six feet deep. Your driveway rides on that cycle.

It goes in stages. The edges dry out first and drop, so the middle humps up. Next, the corners snap off. Last, the approach tilts, right where the street's stable base meets the yard's shifting soil.

Lifting it back isn't the whole fix. Keep moisture steady around the slab and the clay stops cycling. That means gutters, downspout extensions, and not letting the bed beside the driveway go bone dry in August.

Questions we get about slab repair & leveling

Level or replace: which costs less?

When the slab is sound, lifting runs 25 to 40 percent of what replacing it would. When it's in many pieces, heaved at the joints, or thinner than three and a half inches, a lift won't hold. Then replacing is cheaper over ten years. If it's close, you get both prices.

Does foam leveling last?

The foam does. It's waterproof and it won't shrink. The clay below can still change, so we fix drainage on the same visit. On the limestone side, slabs we've lifted tend to stay put indefinitely. On black clay, some seasonal movement happens whatever sits under the slab.

Can you level a Sun City slab without wrecking the yard?

Yes. Foam needs no digging. The hose runs from the trailer parked in the street. Holes are five-eighths of an inch. We're gone by lunch. Around Sun City it's the standard fix for leaning patios and sunken front walks.

My driveway is new. Why is it cracking?

Fine shrinkage cracks in the first few months are normal in Central Texas heat, more so if joints were cut late. Watch for cracks wider than a credit card, panels that have shifted out of line, or cracks off the corners of the approach. Those point to the base or the steel. Have someone look.

Do you repair foundations?

We pour foundations and repair slab-on-grade flatwork. Lifting and piering a house foundation is a separate trade with engineering behind it. If that's your problem, we'll say so and send you to a foundation repair company. We won't sell you the wrong fix.
