Concrete in Sun City

Concrete work in Sun City, with the Modification Request handled

Twelve thousand homes, one architectural committee, and a very specific list of what's allowed. We've done enough Sun City patios and driveways to know exactly what it takes.

Sun City Texas is Georgetown's 55-plus community on the west side of town — about 12,000 homes across Del Webb's neighborhoods along Del Webb Boulevard, Sun City Boulevard and Williams Drive — and it has its own rules for exterior concrete. Any patio extension, driveway widening, walkway, golf-cart pad or slab change needs a Modification Request approved by the Sun City Texas Community Association's Modifications Committee before work starts, with a site plan, dimensions, finish and drainage. The committee meets on a schedule; submit it right and it's approved the first time.

The work itself is the pleasant kind: the houses are single-story, the lots are level, most are on the limestone side, and the projects are patio extensions for a bigger outdoor room, stamped patios and screened-porch slabs, driveway widenings so two cars fit, golf-cart pads and paths, front-walk upgrades and leveling where a walk has settled. We prepare and submit the Modification Request, pour to the approved drawing, and leave the yard the way we found it.

Questions from Sun City homeowners

Do I need Sun City approval for a patio extension?

Yes — every exterior concrete change needs a Modification Request approved by the SCTCA before work starts. We prepare it with a site plan, finish and drainage, and we know the committee's schedule.

How much does a patio extension cost in Sun City?

$11 to $15 per square foot broom-finished matched to the existing patio, $16 to $24 stamped — $2,500 to $5,000 for a typical 10-by-20 extension, including the Modification Request and the city permit if one applies.

Can I widen my driveway in Sun City?

Usually by two to three feet within the community's rule, with a Modification Request and a City of Georgetown approach permit if the widening reaches the street.

Can you pour a golf-cart pad?

Yes — a 5-by-12 pad beside the garage or a path to the street, in the approved finish, with the Modification Request.
