Resurfacing and coatings for concrete that's sound but tired
If the slab is solid, an overlay or a coating buys it fifteen more years for a third of the price of replacement — and a polyaspartic garage floor is the best upgrade per dollar in the house.
A lot of Georgetown concrete is ugly without being bad. The driveway on a 2005 Teravista house is oil-stained and surface-scaled from the 2021 freeze but structurally fine; the back patio has three coats of peeling paint; the garage floor has never been sealed and dusts onto everything. Replacing sound concrete is a waste, so we resurface it: pressure-clean or grind to a clean profile, repair cracks and spalls, and apply a polymer-modified overlay — broom, knockdown or stamped — or, in the garage, a polyaspartic or epoxy coating that's harder than the concrete under it.
The honest limit: resurfacing works on a slab that isn't moving. If the driveway is heaving on clay or cracked into pieces with lips, an overlay will crack along the same lines in a year, and we'll tell you and quote leveling or replacement instead. Freeze scaling from Uri and the 2023 ice storm — that surface flaking on so many local driveways — resurfaces beautifully.

Questions we get about resurfacing & coatings
Can I resurface my driveway instead of replacing it?
If it's sound — no heaving, no lips at the cracks — yes, for a third to half the price. Surface scaling from the freezes is the classic case for resurfacing. A driveway that's moving on clay isn't.
Polyaspartic or epoxy for a garage?
Polyaspartic: UV-stable (epoxy yellows near the door), cures in a day, and handles hot tires on a 105-degree August afternoon. Epoxy is cheaper and fine in a fully enclosed, shaded garage.
How long does an overlay last?
Ten to twenty years with a re-seal every few years; garage coatings 10 to 15. The prep determines it.
Why is my driveway flaking?
Freeze scaling — water in the surface froze during Uri or the 2023 ice storm and popped the top layer. It's cosmetic until it gets deep; an overlay fixes it.
Can you color-match the overlay to the house?
Yes — overlays take integral color and stains; we'll do a sample.
