Every week we look at a Georgetown driveway with a two-inch lip at the approach, a patio tilting toward the house, or a garage floor that's dropped away from the stem wall. On the clay side it's the soil moving under a slab that wasn't built for it; on the limestone side it's usually water — a downspout, a leaking irrigation line, a yard that drains toward the slab — washing out the base under one edge.

There are three honest answers. If the slab is in one or two pieces and just sunk, we lift it with polyurethane foam injected through dime-sized holes: it's done in a morning, you drive on it that afternoon, and it costs a fraction of replacement. If a section is broken but the rest is sound, we cut out and replace the section with rebar dowels into the neighbors. What clay does to a slab

Blackland Prairie clay can swell with thousands of pounds of pressure when it's wet and open cracks four inches wide and six feet deep when it's dry. A driveway sits on top of that cycle. The edges dry out first, so the edges drop and the middle humps; then the corners crack off; then the approach — where the street's stable base meets the yard's moving soil — tilts. The fix isn't just lifting it back: it's keeping water consistent around the slab (gutters, downspout extensions, don't let the flower bed next to the driveway go bone dry in August) so the clay stops cycling.

Is it cheaper to level or replace a driveway?

Lifting is 25 to 40 percent of the cost of replacement when the slab is sound. If it's broken into many pieces, heaved at the joints, or under three and a half inches thick, lifting won't last and replacement is the cheaper choice over ten years. We'll price both when it's close.

How long does foam leveling last?

The foam itself is permanent — it's waterproof and doesn't shrink. What can change is the clay under it, which is why we fix the drainage at the same time. Most lifted slabs we've done on the limestone side stay put indefinitely; on black clay, expect some seasonal movement no matter what's under the slab.

Can you level concrete in Sun City without disturbing the landscaping?

Yes. Foam lifting needs no excavation — the hose reaches from the trailer in the street, holes are five-eighths of an inch, and we're gone by lunch. It's the usual fix for tilted patios and sunken front walks there.

Why does my new driveway already have cracks?

Hairline shrinkage cracks in the first months are normal in Central Texas heat, especially if joints were cut late. Cracks wider than a credit card, offsets between panels, or cracks at the corners of the approach are a base or steel problem, and worth a look.

Do you fix foundations?

We pour foundations and repair slab-on-grade flatwork. Lifting and piering a house foundation is a different trade with engineering behind it; if that's what you're describing, we'll say so and point you to a foundation repair company rather than sell you the wrong fix.
